Knowing when and where to invest are key issues for landlords and questions that are more important than ever given the current economic climate – and with widespread legislation change on the horizon. As a veteran investor and developer, I have seen a lot of change in my 34 years in the business – and the current environment is one of the most challenging yet.

As well as the economic situation and the cost of borrowing, the Government’s Renters’ Reform Bill – specifically the abolition of section 21 possessions – will have a massive impact on the financial security of a landlord’s business model.

The process for regaining possession where tenants are not paying their rent will be much more onerous and will take a lot longer. This is both as a result of to the process itself – which is set to see tenants permitted to build up three months’ worth of arrears before the landlord can serve notice – and the impact of increased demand on the courts service.

Undoubtedly some landlords will feel they are being legislated out of business with yet more red tape, however others will see this as an opportunity.

An average of 21 people are competing for every rental property advertised according to new figures from property portal Zoopla, so we know the demand for rented properties is out there.
